Strategy 1: The Timeline Leverage

A vacant property costs a landlord money every single day. If you can move in immediately (within 7 to 10 days), you possess immense leverage. Landlords vastly prefer a tenant who can start paying rent next week at a S$200 discount over a tenant willing to pay full price who can only move in two months from now. State your timeline clearly: "I can sign the contract tomorrow and commence the lease on Monday if we can agree on X amount."

Strategy 2: The Two-Year Commitment

Landlords hate turnover. Finding a new tenant involves cleaning, potential agent fees, and risking an empty unit.
