When expats relocate to Singapore, they are often approached by real estate agents offering to act as their "Tenant's Representative." The pitch sounds highly appealing: "I will drive you around, find the best properties, negotiate fiercely on your behalf, and handle all the paperwork. You just pay me half a month's rent as commission."

While this sounds like a luxury concierge service, it introduces a severe, fundamental conflict of interest into your property search. Understanding this dynamic is crucial to protecting your finances.

The Conflict of Interest

If you hire a tenant's agent, they are incentivized to close a deal quickly to secure their commission. More concerningly, if a property's rent is S$4,000, their commission is based on that figure. If they successfully negotiate the rent down to S$3,500 for you, they are actively reducing their own paycheck. They have zero financial incentive to negotiate aggressively on your behalf.

The Co-Broking Nightmare

When your agent contacts the landlord's agent, they must agree to "co-broke" (split the commission) or you must pay your agent directly. Many landlord agents refuse to co-broke because they want to keep 100% of the commission. Therefore, your agent will subtly steer you away from excellent properties where the landlord's agent refuses to share fees, artificially limiting your housing options based on their internal industry politics.
